Fees are required for admission to a nursing home
This covers daily living costs such as meals, power and laundry. Everyone pays this fee and, for some people, this is the only fee they need to pay. The basic daily fee changes with indexation in March and September. The maximum daily rate from 20 September 2025 is $65.55 per day.
This is a top up contribution towards the basic daily fee and covers the full cost of providing daily living services in residential aged care. If you can afford to, you will need to contribute towards this cost.
Services Australia will tell you if you need to pay a hotelling contribution and if so, how much you need to pay. This is based on your means assessment. The maximum amount changes with indexation in March and September. The maximum daily rate from 1 November 2025 is $22.15 per day.
People who need to pay the maximum hotelling contribution may also need to pay a non-clinical care contribution. This fee contributes to personal care costs such as bathing, mobility assistance and lifestyle activities.
Services Australia will tell you if you need to pay a non-clinical care contribution and if so, how much you need to pay. This is based on your means assessment. The maximum amount changes with indexation in March and September. Daily and lifetime caps apply. The caps on non-clinical care contribution from 1 November 2025 is:
- Daily Cap: $105.30 per day, or
- Lifetime Cap: $135,318.69
This is the daily rent (price) payable to stay in the Facility. Depending on your financial situation, you may need to pay this accommodation cost in full, or you may be partially or fully supported by the government. If you are required to pay for the accommodation, you have three options as to how you can pay:
Option 1: Refundable Accommodation Deposit (lump sum)
Premium Suite Fees:$758,000
Superior Suite Fees:$900,000
Remark: The lump sum amount will be refunded to you or your estate when you leave our Facility.
Option 2 : Daily Accommodation Payments
Premium Suite Fees:$158.87
Superior Suite Fees:$188.63
Remark: The maximum daily payment is calculated based on the Maximum Permissible Interest Rate of 7.65% for the period between 01/01/2026 and 31/03/2026.
Option 3: Combination of refundable lump sum and daily payments
Premium Suite Fees:
RAD - $379,000
DAP - $79.43
Superior Suite Fees:
RAD - $450,000
DAP - $94.32
Remark: The above example is based on 50% of refundable deposit and 50% of daily payment.
New Accommodation Arrangements
If you first enter permanent residential aged care on or after 1 November 2025, the new accommodation arrangements will apply. These include: • Refundable deposit retention – if you pay a lump sum, your provider keeps 2% of your lump sum per year. This amount is not refunded when you leave care. After 5 years in care, no further retention amounts will be deducted. • Daily accommodation payment (DAP) indexing – if you pay by DAP, this amount will increase due to indexation on 20 March and 20 September each year.
•Refundable Deposit Retention - if you pay a lump sum, your provider keeps 2% of your lump sum per year. This amount is not refunded when you leave care. After 5 years in care, no further retention amounts will be deducted.
•Daily Accommodation Payment, DAP Indexing - if you pay by DAP, this amount will increase due to indexation on 20 March and 20 September each year.
5) Additional Service Fee
Additional service fee may apply if you choose to engage extra services e.g. TV, telephone landline or hairdressing. Other external services are available upon request, and fees will be charged based on the external service provider's quotes. You must undergo Income and Assets Assessment by the Centrelink as well if you want Government’s support for your stay in the Facility, else, you will have to fully cover the fees for your stay.
